Maryland Property Values Jump 20% in Latest Assessment

Maryland homeowners face significant property value increases as the state’s Department of Assessments and Taxation (SDAT) announces a 20.1% statewide increase for its latest reassessment cycle.

The 2025 reassessment shows residential properties increased by an average of 21.1%, while commercial properties rose 16.4%. This marks the seventh consecutive year of property value increases across all 23 Maryland counties and Baltimore City.

“For seven consecutive years, all 23 counties and Baltimore City have experienced an increase in property values,” said SDAT Director Dan Phillips. The assessment, based on 60,761 property sales over the past three years, found that nearly 97% of residential properties in the reassessed group saw value increases.

To help homeowners manage potential tax impacts, the state offers several relief programs:

  • The Homestead Tax Credit limits annual assessment increases on primary residences, with a statewide cap of 10% (some local governments set lower caps)
  • The Homeowners’ Tax Credit provides relief for limited-income homeowners by setting income-based limits on property tax responsibility

Any increase in assessed value will be phased in equally over the next three years, while decreases take effect immediately in the 2025 tax year.
